







Rental bathrooms take a beating. Between tenants, moisture builds up fast - and once mold gets into old grout, a quick wipe-down just doesn't cut it anymore. That's exactly what we were dealing with here. Cracked, discolored grout along the tile walls and around the glass block window, rust staining near the drain, and a tub surface that had seen better days.
We started with the grout. The tile walls and window surround had cracking and heavy moisture damage throughout, so we pulled out the old grout and rerouted the whole area - tile walls and the glass block window frame included. That window ledge in particular had some serious buildup working against it. Fresh grout throughout means the barrier is actually doing its job again.
Then we moved to the tub. Before any coating goes on, the surface has to be completely clean. We ran a deep acid wash to strip out the rust, mineral deposits, and years of buildup sitting in the pores of the old surface. From there, it was proper prep, primer, and a durable topcoat. The finish that came out of it is smooth, bright, and even - exactly what a reglazed tub should look like.
This is the kind of work that matters a lot for rental properties specifically. A bathroom that looks clean and cared for sets the tone for the whole unit. Regrouting stops moisture from sneaking behind the tile, and reglazing the tub buys years of life out of a fixture that would otherwise need a full replacement. It's practical, it holds up, and it gets the space rent-ready fast.
